While recently touring some properties, I happened to notice that two listings in the area we were looking in happened to be up the street from one another. They had roughly the same square footage and yard space, and both were nicely modernized with updated interiors.
Despite this, my first impression of each property could not have been more different. For the initial listing, I was immediately drawn to clicking on it to get more information and view more pictures. For the second, my initial response was one of disgust.
Why the difference in reactions? The first photo of each property was an outside shot of the front of the home. For the first listing, the grass was green and full, the planters filled with healthy and manicured shrubbery.
The second listing, however, looked like it had been abandoned some time ago. The lawn was patchy and dominated by weeds, the hardscaping was cracked and discolored, and an ugly chain-link fence was featured prominently.
To me, this illustrates the importance of a well maintained outdoor space. Simply taking care of your landscaping can elevate your home well above the competition when it comes to sell, and many viewers probably did not even bother looking into the home further after that initial impression.
